About The Role:

 

The Siegel Group is seeking a Renovations Preconstruction Manager; this role is primarily responsible for activities and tasks during the preconstruction phase of The Siegel Groups’ national renovation programs.  This individual also offers back office support during construction and post renovation.   

 

Responsibilities:

 

  • FFE Takeoffs
    • Provide material FFE takeoffs to Procurement team allowing them to place purchase orders for material. 
    • Partner with Design team to translate room layouts and part numbers into material orders.
    • Coordinate with Procurement team to insure owner provided material is ready for renovation.
    • Populate FFE quantities in the General Contractors’ bid tab.

 

  • Mobile Survey and Data Collection
    • Manage the site survey process to identify and document existing site conditions and takeoffs.
    • Schedule surveys and monitor surveyor’s actions and status through completion.
    • Modify survey as appropriate to adjust for various building conditions and layouts across the portfolio.
    • Export data from survey tool to Microsoft Excel and format the data in preparation for material FFE Takeoffs.

 

  • Room Type Identification
    • Utilize data collected from site survey to identifying room types, layouts, quantities, and room numbers.
    • Partner with Design/Architecture team to draw any new room layouts that have not been previously identified.
    • Create room matrix packet for each renovation project and post to project share page.

 

  • Scope of Work Indentification
    • Develop and communicate site specific property scopes of work based on The Siegel Groups Renovation Brand Standards.
    • Develop and gain approval of site specific Scopes of Work.
    • Develop renovation project budgets based on approved Scope of Work.
    • Identify any scopes of work that will not be a part of the General Contractor’s scope.

 

  • Budgeting
    • Prepare budget based off of Renovation Scope of Work for Renovation projects.
    • Submit budget to management for approval.
    • Work with Accounting and Operations Support departments during project to monitor Budget to Actuals.

 

  • General Contractor& Vendor Bid/Proposal Process
    • Oversee the General Contractor bid process by creating site specific bid tabs.
    • Develop general contractor bid tabs.
    • Determine number of rooms needed by General Contractor for crew to stay on site.
    • Negotiate project duration and schedule.
    • Respond to General Contractors Requests for Information during bid process.
    • Negotiate terms of GC contract and partner with legal team to prepare for signature.
    • Develop a network of GCs and Vendors to create bench and competition.
    • Solicit 2-3 proposals minimum for each function and manage the entire proposal process.
    • Develop relationships across our system to leverage our scale.

 

  • Project/Program Management
    • Coordinate with Operations team renovation start dates as well as phasing schedules.
    • Prepare Scope of Work door sheets that include room layout and scope of work contracted for each particular room. 
    • Work with awarded General Contractor to create templates for Milestone phasing schedule.
    • Create punch lists in mobile application for on site Project Managers.
    • Create, Post, and followup on Outstanding Items that need to be completed after floor turnovers.
    • Create and implement project closeout documentation templates.  Pre and post pictures to be included.
    • Minimize material left over post renovation.  Develop logistics plan to utilize at other Siegel Group renovation properties.

Qualifications

  • 5 years construction experience in the multifamily living/hospitality sector.
  • 5 years’ experience in construction & renovation estimating.
  • 3 years’ experience in the Multi-site field and/or project management experience.
  • Detail oriented Data Driven approach.
  • A Team player and someone who pitches in and helps others.
  • A relentless approach to getting results and completing everything from small to large
  • Read and understand construction documents and plans, as well as decipher and develop an accurate construction scope of work based on design intent.
  • Prioritize, multitask and balance a multitude of daily responsibilities.
  • Self-motivated as well as motivate others.
  • Lead meetings, presentations, and project groups.
  • Read and interpret full sets of development drawings.
  • Manage multiple projects at the same time.
  • Familiar with all aspects of construction lifecycle.
  • Detailed knowledge of construction practices and industry standards.
  • Advanced use of Microsoft Excel including vlookup formulas and Pivot Tables.
  • Strong organizational, communication, and interpersonal skills.
  • Microsoft Sharepoint

 

Position is primarily office based with potential travel around 10%.
