JOB SUMMARY
The Regional Manager is responsible for overseeing a portfolio of 12-14 smaller unit count (15-170 units) affordable housing properties, ensuring strong financial performance, regulatory compliance, and operational excellence. This role requires strategic leadership, data-driven decision-making, and a strong ability to build relationships with internal and external stakeholders.

ESSENTIAL FUNCTIONS
Financial & Business Strategy:
- Oversee the financial performance of each assigned property, ensuring budget adherence, revenue growth, and cost control.
- Develop and execute market strategies to maintain 95%+ occupancy rates and optimize revenue.
- Monitor key performance indicators (KPIs) such as rent collection rates, delinquency trends, lease renewals, and financial variances.
- Prepare and present monthly, quarterly, and annual financial and operational reports to senior leadership.
Regulatory Compliance & Risk Management:
- Ensure 100% compliance with LIHTC, HUD, USDA, and Fair Housing regulations.
- Lead and oversee all regulatory audits, inspections, and compliance reporting (e.g., SHRA, CTCAC).
- Implement and enforce risk management strategies to mitigate legal and financial liabilities.
Property & Facilities Oversight:
- Conduct bi-weekly site visits to assess property conditions, curb appeal, and maintenance standards.
- Oversee capital improvement projects, working closely with vendors and contractors.
Leasing & Occupancy Management:
- Drive leasing strategies to maintain targeted occupancy and retention rates.
- Oversee marketing initiatives for lease-ups and renewals.
- Collaborate with Community Managers to ensure high resident satisfaction and engagement.
Team Leadership & Development:
- Lead, coach, and mentor a team of Community Managers and site staff.
- Develop and implement performance management plans to drive employee success.
- Ensure appropriate staffing levels at each community and oversee hiring, training, and retention strategies.
Stakeholder & Community Relations:
- Build strong relationships with residents, community organizations, and external partners to enhance engagement.
- Serve as the primary liaison with government agencies, investors, and housing authorities.
- Represent the company at industry events, housing forums, and community meetings.
WORK ENVIRONMENT & PHYSICAL REQUIREMENTS
- Travel: Requires regular bi-weekly property visits and there may be a need for some periodic overnight travel.
- Physical Activity: Frequent standing, walking, bending, and occasional lifting (up to 30 lbs).
- Work Hours: Full-time, minimum 40 hours per week, with occasional evenings and weekends as needed.
