JOB SUMMARY:

Providing hand-on maintenance and support to community operations. Executing the preventative maintenance program, completing equipment repairs and maintenance, assisting with operational projects, minor building repairs, and emergency response.

ESSENTIAL FUNTIONS:

  • Showing care and concern for our residents through timely follow up and meticulous completion of their apartment service tickets.
  • Resolving maintenance issues in the area of HVAC, electrical, plumbing and appliance repair.
  • Managing the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased, and new residents can move in.
  • Preserving the value of the building by consistently executing preventative maintenance programs.
  • Preserving the beauty of the building and the safety of the community through general upkeep and cleanliness, snow removal and grounds maintenance.
  • Sustaining peak efficiency operation levels for all property components.
  • Adhering to applicable building, county, and safety codes/standards, while running an accident-free operation.
  • Ensuring completion of annual building systems inspections required by the jurisdiction.
  • Performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment, and utility systems.
  • Performs minor and major repairs of all buildings and equipment utilizing written work orders.
  • Responsible for recording, tracking and completing Yardi work orders on common areas and within residential units within established completion timelines.
  • Responds to emergency maintenance requests as required.
  • Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
  • Be capable of following diagrams, manuals, manufacturer’s instructions, and engineering specifications. Troubleshoots malfunctions and complies with regulatory standards on wiring.
  • Work with third-party contractors/vendors engaged in operating and maintaining properties.
  • Effectively communicate with residents and follow up.

  • MUST HAVE**patience and understanding working with disables adults, mental illness, homeless clients transitioning to housing.
  • Outstanding customer service.
  • Ability to interact effectively with prospects, tenants, peers, and management.
  • Respond to Tenant’s concerns promptly.
  • Ability to maintain a calm demeanor in emergency situations.
  • Knowledge of risk management, OSHA and MSDS.
  • A safety mindset and an eye for detail.
  • Excellent communication skills, both written and verbal.
  • Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
  • Ability to read and interpret documents such as safety rules operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.

MINIMUM QUALIFICATIONS:

  • 3 years facility maintenance experience
  • High school diploma or GED.
  • Demonstrated proficiency in mechanical and electrical fundamentals and applications.
  • Intermediate proficiency with the Microsoft Office Suite and comfort using various technology platforms, apps and computer programs.
  • Valid Driver’s License.
  • Pass a background check.

PREFERRED QUALIFICATIONS:

  • Ability to communicate in a second language, preferably Spanish.
  • HVAC, EPA and/or NAPE certification.

PHYSICAL REQUIREMENTS:

  • Must be able to perform extensive standing, driving, walking, and climbing.
  • Ability to stand and work with hands and arms for at least eight (8) hours per day and five (5) days per week.
  • Interpret and follow a variety of instructions and procedures furnished in English – written, oral, diagram, or schedule form.
  • Work under pressure with changing, ambiguous priorities.
  • Auditory and visual skills – Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • Continuous physical activity includes frequent walking standing, twisting, sitting, bending, lifting reaching, kneeling, stooping, crawling, wiping, climbing, and occasionally pushing and pulling items weighing 50 – 100 pounds.

EXPECTED HOURS OF WORK:

The employee will be expected to be at work during the posted office hours and as scheduled.
