Description

As an hourly Lead Maintenance Technician, you handle the ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best.

The How…

You will use your five-plus years of experience in property maintenance (either in a residential or hospitality setting, including at least one year of supervising others) to address work orders and other repair and maintenance issues before they escalate into major problems.

You will utilize your one or more technical certifications to address critical areas, such as HVAC-certified repairs and maintenance, CPO to handle the property’s pools and spas, or other specialized training for electrical or plumbing issues when they arise.

You want to positively impact people’s lives by proactively addressing routine maintenance and the general cleanliness of the property, including resident amenities such as the pool and clubhouse. You are hands-on with the day-to-day maintenance activities, setting the tone and standard for how work gets done. You lead by example, stepping in to assist where needed, including completing your work orders as assigned and helping other technicians with work orders. You manage the Make-Ready board so turnover work stays on schedule and ensure the property grounds are kept up.

You aren’t afraid to engage in difficult conversations with employees and residents, hearing their concerns and issues and seeking to understand and resolve them. Your attention to detail and project management skills are an asset to the property management team, allowing you to quickly and effectively find cost-effective, high-quality, timely resolutions to repair and maintenance issues affecting the property.

You are committed to creating a safe working environment for the team and a safe living environment for our residents with a safety-first approach to everything you do, which includes utilizing your EPA certification to handle certain substances and chemicals properly and training the maintenance team in proper safety procedures and protocols.

The Details…

You will work full-time Monday through Friday at our location. Since maintenance emergencies can happen at any time, this role does require occasional on-call hours as set by the Property Management team.

While we provide equipment and supplies to complete most work orders, you must maintain your own tool kit to complete work orders. Occasionally, you may need to use either a company-owned vehicle (or your own) to move about the property or to pick up supplies off-site. Therefore, you must have a valid driver’s license to be effective in this position.

  • Familiarity with local, state and federal employment laws, including wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations

  • Demonstrated attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
  • Familiarity with a variety of tools and materials needed to maintain residential buildings
  • Excellent verbal and written communication skills with the ability to write and speak clearly
  • Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
  • Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines

Education and Experience

  • A high school diploma or GED is required, as well as a minimum of 5 years of relevant work experience, preferably in property management or hospitality.
  • Technical degree in a related area of study or one or more technical certifications in the following areas: HVAC, plumbing, or electrical; S1 or S2 HVAC certification highly desirable
  • Prior experience in general building maintenance or painting in a commercial or residential environment required in one or more of the following areas, including general handyman work, light carpentry, electrical, or plumbing
  • Prior experience in maintaining and repairing HVAC systems
  • Proficiency with Microsoft Office Suite or related software
  • Must have own tools
  • Valid driver’s license to operate company-owned vehicles or to utilize own vehicle for work

Physical Requirements

  • Expected work hours:
    • Monday through Friday, 8:00 AM – 5:00 PM, plus scheduled on-call hours and occasional weekends.
    • During high-traffic holiday periods, the position is scheduled according to Company standards; the supervisor must approve schedules
  • Travel: Occasionally, may need to drive a company-owned or personal vehicle for business
  • Work environment and physical demands:
    • Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds
    • Able to use hands to use and manipulate tools and objects or control equipment; adequate vision to do the same safely; stamina and dexterity
    • Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates
