We are seeking a professional, qualified candidate for the position of Capital Improvements Project Manager. The selected candidate will oversee the design, procurement, and construction for major capital improvement projects, communicate proactively with client, vendor, and management stakeholders, and develop new business opportunities.  Additionally, this role will create and implement best practices, policies and procedures for properties’ maintenance and building systems operations.

Responsibilities:

  • Oversee major capital projects including, but not limited to: commercial roof repair and replacement, parking lot repair and resurfacing, elevator repair and modernization, building envelope repair and restoration, building generator testing and replacement
  • Provide timely, professional communication on project progress and escalate exceptions appropriately
  • Create project completion reports and ensure receipt of all invoices and lien waivers
  • Manage projects to budget and delivery timeline and proactively communicate any risks to either
  • Negotiate and prepare contracts for project vendors
  • Support new business development efforts for third party project management
  • Manage project pipeline and active project calendar
  • Assess physical components of commercial real estate to develop capital expense budgets
  • Define scope for capital improvement projects and obtain vendor bids for completion
  • Partner with Property Managers to ensure minimal disruption to operations

Qualifications:

  • Bachelor’s degree in Engineering, Construction, Construction Management or related field (preferred).
  • Experience in building physical maintenance including but not limited to: asphalt, concrete, roofing systems, HVAC systems, elevators, security/entry systems, etc.
  • Minimum 5 years industry experience.
  • Strong organizational and supervisory skills.
  • Excellent verbal and written communication skills.
  • Strong computer literacy, especially with Microsoft Office applications and Microsoft Dynamics.
  • Ability to access roofs and mechanical rooms via ladder
  • Excellent work ethic and professional demeanor.
