SUMMARY
Assists Project Architect in developing project designs, schedules, and scope. Competent in conventional aspects of architecture and capapble of independent judgement in evaluation, selection and application of technical standards, procedures and criteria with moderate guidance and supervision. Responsible for the daily production of assigned projects. Assists Project Architect in developing overriding project concepts and constraints. Develops designs from concept sketches provided and manages project production using a small assigned staff.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Client point of contact for technical matters on basic to moderately complex projects, from design phases through construction administration.
Responsible for compliance with BL operations procedures.
Coordinate preparation of project drawings and specifications across all disciplines for the Project Team.
Responsible to inform Project Manger of revisions in the drawings and specifications.
Responsible for review and action (i.e. approved, approved as noted, not approved, etc.) on shop drawings.
Preparation of Technical Meeting Minutes and follow up to assure timely issuance. Coordination with Project Architect and Project Manager.
Responsible for meeting the project schedule.
Assist and review with Project Manager the manpower forecasts as needed for scheduling.
Coordinate appropriate contract requirements with the Project Manager.
Responsible for field observation during construction and supervision of the preparation of punch lists for all appropriate design disciplines.
Responsible for scope control and preparation of drawings and specifications and to selection of materials, equipment and systems to meet the budget for the project.
Prepare drawings and specifications to comply with scope in the outline specifications and in accordance with the approved scope of work. Prepare revisions to drawings and specifications that comply with revisions to scope as authorized by the Owner.
Conduct project team meetings for quality control, updating project status and ensuring that scope is controlled, budget is met, and documents are completed on schedule.
Prepare Bulletins/Addenda and incorporate revisions from other disciplines.
Issue drawings and specification in accordance with Operations procedures.
Attend or run client meetings as directed by Project Architect. Develop client’s conceptual ideas and programmatic information into schematic designs under the direction of the Project Architect.
Prepare pre-design research for project, including determination of regulatory requirements, site constraints, environmental factors, and architectural context as directed by Project Architect.
Assist Project Architect in developing project schedule based on client and regulatory agency schedules and internal workload. Report to Project Architect on a regular basis regarding hourly production targets.
Manage the flow of detailed information for the project between client, engineering disciplines, consultants, regulatory agencies, and the architectural design team.
Utilize Revit to layout drawing files and designs and to draft details.
Prepare and manage production of design development and construction documents using assigned staff.
Organize and perform routine administrative tasks such as printing and packaging drawing sets, archiving and organizing drawing files.
Provide positive, encouraging environment consistent with employee ownership.
UNDERSTANDING OF
Building materials and methods and detailing of wood Frame, metal stud, masonry, steel and concrete construction and assist in their selection.
Zoning ordinances and regulations to establish basic use and bulk restrictions for specific sites.
Building Codes, Life Safety Codes, handicapped accessibility requirements, municipal ordinances and federal regulations to define occupancy, construction classification, egress requirements, and height and area limitations, and basic design requirements and limitations.
Mechanical, electrical, plumbing and fire protection systems and how they interact with various use and construction types.
The CSI format and structure of project specifications and literature. Thorough knowledge of the legal and contractual implications of project specifications.
AIA documents including liability and contractual issues in Owner/Architect and Owner/Contractor agreements.
Revit software proficiency is required.
Working knowledge of Word and Excel required. General knowledge of rendering and graphic design software preferred.
Project program development.

This position has no supervisory responsibilities.

EDUCATION and/or EXPERIENCE
Bachelors Degree in Architecture, BS Interior Design or similar preferred and at least three years relevant work experience required. Working toward proficiency in use of Revit.
LANGUAGE SKILLS
Ability to read and interpret documents such as regulations, technical plans, client requirements and procedure manuals. Ability to write general notes for plans, transmittal forms and correspondence. Ability to speak effectively to staff, superiors, consultants, regulatory agency staff and to other technical personnel.
MATHEMATICAL SKILLS
Ability to work with mathematical concepts such as fundamentals of plane and solid geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Ability to perform tasks in a logical, organized manner and sequence.
CERTIFICATES, LICENSES, REGISTRATIONS
Working toward becoming a Registered Architect if possible based on education and experience.
