What you’ll be doing:

The Property Manager I will oversee the entire operation of all assigned properties with primary emphasis on protecting the investment and interests of the building owners, maximizing net operating income, and maintaining strong business relationships with the tenants and contractors.

 

What you’ll be responsible for:

  • Respond and follow-through promptly to tenant repair requests and complaints, and owner requests for information or service.
  • Visit each property frequently.  Thoroughly inspect annually in preparation for budgeting.  Visit each tenant quarterly or as needed.  Survey the property; note potential repairs and tenant lease infractions. Participate in on-call rotation.
  • Seek and review bids for contract services; execute contracts; monitor performance to contract and follow-up.  Coordinate services that disrupt the business of tenants.  Mediate disputes between tenants and contractors.  Oversee signage for each property.
  • Conduct a walk-through with each new tenant upon lease commencement.  Prepare punch lists and follow-up with contractors.   Assist leasing agents with upfits.  Review commencement letter and rent summary.
  • Conduct a walk-through with each tenant at lease expiration.  Coordinate with the tenant to bring the space back to move-in condition.  Work with accounting to identify final charges and refund security deposit.
  • Review and approve invoices.
  • Review monthly accounts receivable reports; identify late fees to be charged; follow-up with letters and calls on overdue rent; handle all defaults, evictions, and lawsuits.
  • Prepare quarterly budget variance reports if required; assist with financial packages as needed.
  • Prepare a comprehensive annual budget for all properties.
  • Classify costs as landlord or tenant responsibility, review, interpret and enforce leases.
  • Coordinate transition of new construction from construction management to property management.

What we need from you:

  • Bachelor's degree (B. A.) from four-year college or university required or equivalent combination of experience and training.
  • One to two years property management experience required.
  • Proficiency in PC word-processing and spreadsheet packages.
  • Knowledge of basic accounting theory.
  • Ability to handle multiple tasks.
  • Ability to read, analyze, and interpret technical instructions and journals, financial reports, and legal documents. 
  • Ability to respond to common inquiries or complaints from customers, regulatory agencies, and members of the business community. 
  • Ability to effectively communicate with and present information to vendors, clients, and divisions.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instructions and deal with several abstract and concrete variables.
  • Valid NC Driver’s License required to drive personal vehicle to properties/company functions.

  • Employee must be able to drive and must have a car available to be used daily.  Employee must be able to respond to emergencies and report to work 24-hours a day.
