The Maintenance Technician performs regular activities and special projects related to all buildings, food service, grounds, parking lots, and properties cared for by the Scarritt-Bennett Center.  The Maintenance Technician is responsible for maintaining the physical integrity of the property at all times.  This involves insuring a safe and secure environment for residents, guests, visitors and staff. 

Primary Job Responsibilities:

  1. Execute general repairs, preventive maintenance, cleaning, and other typical work commercial.
  2. Inspect property on a routine basis to verify quality of vendor contract services, identify repair needs and ensure property is maintained in a safe, neat and clean condition. Report any deficiencies to Director of Operations.
  3. Assist in developing and performing preventive maintenance schedules for buildings and equipment.
  4. Assist in obtaining contractor bids and repair estimates.
  5. Communicates daily with Operations Director on all activities and assigned tasks.
  6. Interact with guests and contractors in a professional, timely and courteous manner.
  7. Perform all assigned work so as to ensure the safety of the property’s tenants and visitors.
  8. Respond immediately to emergency situations and Tenant/Customer/Client concerns.
  9. On call rotation for After-Hours emergencies.
  10. Perform all work to industry standards and maintain a professional manner and appearance at all times.
  11. Other duties as assigned.
  12. Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
  13. Keep MSDS sheets current and readily accessible. 
  14. Maintains property for safety of all guests, residents and staff at all times, including during inclement weather.
  15. Other duties as assigned.

Qualifications

  1. Minimum of a High School Diploma or GED Equivalent
  2. Ability to conduct electrical, HVAC, plumbing, carpentry, painting and general building repairs.
  3. Competent knowledge of the safe use/care of tools and equipment used in facilities and grounds maintenance.
  4. Competent knowledge of relatable OSHA safety protocols used in facilities and grounds maintenance.
  5. Excellent verbal and written communication skills, must be a team player.
  6. Proficient computer and email skills.
  7. Minimum of 3 years of related experience related to hvac systems, mechanical systems.
  8. Knowledge of policies, ability to use discretion, judgment, and initiative to make decisions.
  9. Position does require lifting and moving of furniture (i.e. table and chairs) at times. 

Physical Requirements:

  1. This position requires that the individual can lift a minimum of 50 lbs. and can maneuver large, cumbersome equipment and appliances.
  2. Must be able to bend, stoop, and climb to reach materials and/or building systems (must be able to climb a ladder at approximately eight feet or more in height.)
  3. This is an essential position supporting buildings potentially requiring attendance on weekends and holidays during emergency conditions (any condition that may damage life or property).
  4. Must possess a valid driver's license.
  5. Must be able to pass a background check.
  6. Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate. Appropriate shoes must be worn.
  7. Constant need to be on feet.

Communication Requirements

Constant need to verbally communicate with staff, residents, guests, and vendors. 

Driving/Traveling Requirements

  1. Frequent need to utilize personal transportation to pick up parts and supplies from vendors.  May occasionally require expedient travel to property at moment’s notice. 
  2. Must have valid driver's license and automobile insurance coverage.

Working Environment

  1. Frequently outdoors, all conditions, often for extended periods.
  2. Occasional exposure to paint fumes, solvents, adhesives, etc. 
  3. Frequent need to work in awkward and confining positions.

Reasoning Development

High.  Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
