SKILLS + ABILITIES
- Excellent organizational and communication skills
- Strong computer proficiencies such as word Microsoft Office (word processing, spreadsheets, presentation etc.) Building Engines (work order and tenant management) and email usage are critical as well the ability to operate the property BAS/EMS system.
- The ability to use a line drawing and physically trace out the power distribution, condenser water, hydronic loops, and sprinkler systems for a building.
- The ability to inventory and organize all As-Built and T.I. drawings.
- The ability to identify and explain all items for architectural and MEP drawings.
- The ability to inspect battery backup lighting.
- The ability to replace lighting, ballasts, and lighting relays.

MINIMUM QUALIFICATIONS
- Experience that is commensurate with the specific facility for the position of E1.
- Certification meeting OSHA/ACM awareness training requirements.
- City of Denver Stationary Building Engineer Certification preferred or the ability to achieve.
- Possess the EPA Universal Refrigerant License.
- Boiler experience and operation preferred.
- A working knowledge of energy conservation strategies such as lighting controls, demand utility usage, and proper HVAC scheduling. Formal knowledge preferred.
- The ability to inventory and organize all As-Built and T.I. drawings.
- The ability to identify and explain all items for architectural and MEP drawings.
- The ability to inspect battery backup lighting.
- The ability to replace lighting, ballasts, and lighting relays.
- The ability to perform door hardware repairs including hinges, closers and locksets.
- The ability to read and interpret HVAC measurement devices such as gauges, compound gauges, and sight glasses.
- The ability to perform a complete comfort call including but not limited to taking space temperature, humidity, and air flow readings. Understand and explain the sequence of operation of end user equipment.
- Inspect and clean re-heat coils as well as heat exchanger coils.
- Replace AHU, RTU, HP, VAV, FCU, TFU, and Air Intake filters as required by the Preventive Maintenance System.
- Must be able to climb ladders to perform maintenance actions and inspections and work at heights greater than 20 feet.
- Must be able to walk up and down stairs for inspections and emergency procedures practice or implementation.
- Must be able to walk, crawl, climb, and maneuver around mechanical equipment, some in tight spaces.
- Must be able to carry/lift loads up to 50 lbs.
- Must be able to work with the tools of the trade including all appropriate safety equipment.
- Must be able to work in small areas and wear all required safety equipment for the assigned task.
- Must be available and willing to work overtime and participate in the “on-call” rotation.
