POSITION SUMMARY
The Regional Maintenance Manager works directly with the Director of Maintenance, designing and planning property maintenance operations, discussing hiring needs and capital projects. Directs the maintenance teams, and alteration of equipment, machinery, buildings, and other facilities by performing the following duties personally or through Subcontractors, General Contractors, or on-site maintenance personnel. Position requires extensive travel in the Atlanta, Georgia and North Carolina market.

ESSENTIAL FUNCTIONS STATEMENT(S)

As part of the facilities team, responsible for the daily, weekly, and monthly processes that evaluates the physical assets and their needs to ensure we provide facilities and amenities that meet the Ambling Standards for our Residents, Owners, and Investors.

Monitors and reports on the implementation and execution of related projects and maintenance plans at the individual sites through regular assessments and updates.

Records required data to document maintenance plans and ensures timely reporting procedures are in place when information is required.

Inspects sites regularly to ensure on-site maintenance is operating within Ambling policy and procedures. While on site evaluate the quality of maintenance, turns, upgrades and repairs. Based upon this review offer guidance to the appropriate team members to ensure our processes are creating the best value and quality of work for the dollars spent and that the Ambling Standards are being referenced and upheld.

Helps to ensure the Properties are performing the required quarterly inspections to support facility planning.

Is aware of turnover and equipment replacement cost (refrigerators, washers, dryers, etc.) to ensure reasonable bids are accepted when major "turnovers" are in progress.

Works with the Regional Vice President to formulate and coordinate program specifications, requirements for proposals and contracts, and associated documents as it relates to repairs due to extreme damage related to fires, storms, etc.

Directs and assist local maintenance staff with renovations and repairs as related to "major turnovers" as requested.

Coordinate and prepare annual maintenance seminars for maintenance personnel to include items such as HVAC, plumbing, electrical, Fair Housing Practices, and additional items as requested.
SKILLS & ABILITIES
- Education: Bachelor's degree from a 4-year college or university or job related experience preferred. Must demonstrate literacy in the English language including reading
- Experience: minimum ten (10) years related experience and/or training
- Computer Skills: Working knowledge of; data entry, word processing. Property Management software (i.e. One-Site, Real Page).
- Certificates & Licenses: Valid State Issued Drivers’ License, Current HVAC Certification
- Other Requirements: Authorized to work in the United States
