Summary

 

The General Manager of Sales & Marketing will be responsible for leading the property’s marketing and sales efforts, day-to-day operations and customer service for individually leased beds and other clients and assist with overall financial and operational management to successfully maximizing property revenue and NOI performance.

 

Business Expertise

 

  • Knowledge of financial concepts such as: budgeting, revenue, and NOI
  • Knowledgeable in property management software and experience in sales and/or management in multi-family housing, hospitality, or retail industries
  • Self-starter who is highly organized and motivated, who can take on responsibilities and initiate projects while working independently and as part of a large team
  • Passionate individual that maintains excellent customer service relationships with a variety of clients
  • Flexible and capable of prioritizing tasks when working in a busy and changing environment
  • Proficient in social networking and has an eye for aesthetics
  • Prioritizes personnel management and training efforts

 

What You’ll Do:

 

Sales & Marketing Management

  • Develop and execute annual leasing and marketing plans
  • Oversee marketing and brand management efforts for the property including online advertising, collateral creation, promotional product ordering, etc. for outreach leasing, on-campus renewal efforts, conference center, summer housing, residence life programming, and more
  • Work with multiple departments to assist in their marketing and sales needs, including summer housing
  • Build and maintain relationships with colleges and universities, vendors, and prospects
  • Maintain accurate and engaging property social media and web pages
  • Accurately prepare and have a thorough knowledge of all lease-related paperwork and processes, including managing annual updates

 

 

 

Strategic Leasing Management

  • Effectively maintain product knowledge of property and competitors through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge
  • Effectively show, lease, and move in prospective residents
  • Direct efforts to implement sales and marketing plans, which effectively maximize rental income and budgeted occupancy

Customer Service

  • Manage resident retention and service request follow-up programs
  • Manage reputation platforms to ensure timely responsiveness and resolves

Personnel Management

  • Manage high quality on-site staff through implementation of effective recruitment, training, coaching and development programs
  • Effectively perform and document appropriate employee evaluations including, but not limited to, performance reviews and corrective action reviews, and termination paperwork
  • Assist with entire Turn process per Company policies and procedures

Financial Management

  • Oversee and manage all marketing and resident event expenditures
  • Maintain annual budgets/spending and accurate record keeping for all sales and marketing expenditures
  • Assist with yearly sales and marketing budgets/forecasts. Be responsive and receptive to owners' needs, goals, and objectives

 

Operations & Administration

  • Accurately prepare and convey all leasing and marketing financial data and reports.
  • Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustments
  • Be responsive and receptive to team and owners' needs, goals, and objectives
  • Assist with move-out/in and large-scale property events
  • Perform various administrative tasks as needed or as directed and any additional responsibilities as required
  • Work closely with the Housing Team to ensure house bed occupancy is maximized while maintaining master lease and summer client needs

 

 

What You’ll Need:

 

  • High school diploma or equivalent is required; college degree preferred
  • Excellent customer service skills while maintaining the highest standards of professionalism
  • Excellent verbal and written communication skills
  • High energy and organization skills required
  • Technically savvy individual that can navigate through various social media platforms and property management software systems
  • Sales/leasing, management, and finance/collections experience in multi-family housing, hospitality, or retail industries
  • Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts
