Project Manager 

Reports to: Manager, Sustainability Services 

Location: New York, NY 

Bright Power is seeking a highly organized, dynamic, and enthusiastic Project Manager to join our Sustainability Services team. Project Managers work with real estate developers, architects, engineers, and contractors throughout the design and construction stages of new construction and rehabilitation projects. At Bright Power, our Project Managers consult on the design of predominately multifamily & mixed-use buildings, as well as perform a variety of inspections and tests throughout construction. These tasks are usually in line with different green building certification programs (Energy Star, Enterprise Green Communities, LEED, Passive House), incentive programs and energy code requirements. The ideal candidate would have prior experience managing their own projects pursuing certifications, both in the office and on construction sites

Role  

  • Efficiently manage large multifamily projects pursuing green building certification  
  • Advise on decarbonization and sustainability as it relates to all aspects of a project (systems, configuration, materials, constructability, site related improvements, active design etc.).  
  • Recommend energy efficiency and resiliency strategies supported by engineering calculations, building science, and simulations.  
  • Comply with, and administer green building certification programs, such as Energy Star, Enterprise Green Communities, LEED and Passive House 
  • Track progress of multiple projects simultaneously and work with other internal Bright Project team members as well as external design and construction teams to keep projects on track to meet performance/program goals  
  • Perform architectural plan take-offs for energy modeling geometry.  
  • Perform or review energy modeling simulating projected building performance 
  • Review construction submittals.  
  • Perform construction inspections and testing to ensure quality installation of building envelope and mechanical systems, including air leakage testing such as blower door and duct leakage testing 
  • Maintain working knowledge of newest technologies and trends in the energy efficiency industry.  
  • Stay up to date on iterative changes related to ASHRAE Standards, Energy Code, certification programs and state/city energy incentives. 
  • Work towards developing subject matter expertise through the program champ initiative  
  • Complete documentation associated with program compliance and liaise with internal and external partners 
  • Improve team tools, processes, and deliverables by applying fresh eyes and diversified thought 

 

Qualifications

Qualifications 

  • Education: Degree related to the fields of Architecture, Engineering, Construction, Environmental Science, Building Science, Sustainability, or related field 
  • Multifamily residential project experience (preferred); single-family residential experience will be considered as well 
  • Knowledge of Passive House Institute US (Phius), Passive House Institute (PHI), ENERGY STAR Multifamily New Construction (ESMFNC), Enterprise Green Communities (EGC), LEED New Construction, and other rating/certification programs. 
  • Experience with or understanding of building energy modeling and analyzing results 
  • Work experience in engineering or architecture, particularly with an emphasis on building performance and sustainability 
  • HERS rating certificate
  • Ability to read, interpret, and adjust architectural/mechanical plans and construction documents 
  • Ability to evaluate and perform engineering calculations related to HVAC systems 
  • An understanding of building science and building envelope design 
  • Experience performing construction inspections or construction management 
  • Experience with or understanding of performance testing of large buildings with complex systems and envelopes 
  • Experience with mechanical equipment, HVAC, Electrical, Plumbing, Carpentry, or any trade experience a plus 
  • Excellent organizational and time management skills 
  • Ability to critically problem solve and troubleshoot independently 
  • Ability to analyze and disseminate data clearly 
  • Strong adaptable communication 
  • Strong writing abilities 
  • Asking constructive questions and knowing how to use available resources to build knowledge 
  • Proactivity and passion for leading a project team to implement high-performance best practices into building design and construction 
  • Previous OSHA 10-HR and Scaffold Training preferred, but can be provided 

Pay: $65,000 - $80,000

Office Work Environment 

Bright Power provides a modern and flexible hybrid office environment with the expectation that employees be in the office a minimum of 2 times per week. Jobsite Work Environment 

Job sites have inherent hazards, based on the activities performed at the site. Protective equipment (such as: work-boots, safety glasses, hardhats, hearing protection, etc.,) may be required to be worn at times while on a job site, due to construction and safety hazards that may be present. The noise level may warrant hearing protection.  Visits to Job Sites may result in exposures to various hazards (such as: to extreme heat (100+F in boiler rooms), carbon monoxide, asbestos, lead paint, moldy dusty attics/crawlspaces, fiberglass insulation, hot pipes and/or hot metal, or high noise levels, etc.).  Employees must be capable of using protective equipment and following specific safety procedures, as needed. 

Physical Demands 

The employee must occasionally lift and/or move up to 40 pounds. Specific vision and hearing abilities may be required by this job, which include close vision and ability to adjust focus based on the task and surrounding activity. The employee is occasionally required to stand; walk and stoop, kneel, crouch, or crawl. The ability for the use of tools (such as: powered hand tools and other types of tools, including but not limited to combustion appliances, machinery and motors that have moving parts, belts, pulleys, elevators, motors, pumps and/or fans) may be required.  Equipment for working at height (such as: ladders, mechanical lifts, etc.,) may be required to be used.
