JOB SUMMARY:

Under general supervision, the Facilities Maintenance Technician II is expected to perform, conduct, complete thorough preventative maintenance on all heating, ventilation and air conditioning systems and equipment. General duties include inspection, testing, cleaning, and minor repair and/or adjustment of all types of HVAC-R equipment. This position will also support, when needed, the basic maintenance, repair, and cleaning of the facility, to include interior and exterior MEP systems. May be assigned to evening or weekend schedule.

JOB FUNCTIONS AND RESPONSIBILITIES:

  • Works in conjunction and direction from the Lead Maintenance Technician
  • Perform standard preventative maintenance tasks of various pieces of equipment in accordance with manufacturer’s standards, including filter changes, evaporator and condensing coil cleaning on equipment 25 tons or less, maintain and treat condensate pans, lubrication of bearings and related, inspect/tighten electrical connections.
  • Makes minor repairs on various types of HVAC-R equipment including but not limited to, Fan Coil Units, Air Handlers, and Rooftop Package units.
  • Verifies equipment for malfunctions by testing joints and connections for gas leaks and by using testing equipment such as voltmeters, ohmmeters, amprobes, etc. to ensure proper operation.
  • Conduct visual and auditory inspections of equipment to assess function, including contactor pitting inspections, ampere monitoring and voltage inspections, equipment and bearing temperature inspections, pulley inspections, shaft endplay and shaft deflection inspections, etc.
  • Performs other related work such as the installation of temperature controls, belt replacement, motors, air filters, and circulating fans.

  • Identify, evaluate, and make recommendations related to equipment condition to prevent and/or minimize equipment failures and down time.
  • Orders, maintains, and inventories various supplies and equipment associated with Mechanical, electrical, plumbing, and HVAC-R work.
  • Performs routine duties with a high degree of autonomy while referring questionable cases to supervisor.
  • Actively participate in the positive development of other facilities maintenance team members and the development of technical knowledge of the team.
  • Complete preventative maintenance forms as provided and prepare reports.
  • Perform general maintenance tasks to include plumbing and electrical repairs.
  • Perform custodial and trash removal tasks and assist in maintaining the interior and exterior of the property to ensure it is always clean.
  • Move and relocate office furniture.
  • Use a computerized maintenance system for tracking work orders.
  • Comply with all Safety guidelines.
  • Respond to after hour emergencies. May be required to participate in call back rotation.
  • Must be flexible with schedule, weekends and afterhours will be likely.

Qualifications

SKILLS/ABILITIES:

  • Knowledge of troubleshooting and repairing HVAC-R and MEP systems.

EDUCATION/EXPERIENCE:

  • High school diploma or equivalent is required.
  • A minimum of 2 years of related experience.

PHYSICAL REQUIREMENTS:

  • Must be able to lift 50 lbs.
  • Must be able to stand for long periods of time.
  • Perform duties in diverse conditions including but not limited to mechanical equipment rooms with exposure to noisy operating equipment, exposure to hot and cold weather conditions, precarious places, accumulated precipitation on and around serviceable equipment, ceiling plenums, unpleasant odors, wet or damp environments, dimly lit equipment enclosures, etc.

ADDITIONAL REQUIREMENTS:

  • Must possess a current valid Texas Driver’s License.
