SUMMARY OF POSITION RESPONSIBILITIES:
The Property Manager is responsible for overseeing the daily operations of residential, commercial, or mixed-use properties. This includes managing tenant relations, enforcing lease agreements, maintaining the property’s physical condition, and ensuring compliance with relevant laws and regulations. The Property Manager also handles budgeting, financial reporting, and coordination of maintenance services, aiming to maximize occupancy and profitability.
SCHEDULED DUTIES AND RESPONSIBILITIES:
• Oversee the leasing process, including advertising vacancies, showing properties, processing applications, and executing lease agreements.
• Conduct regular property inspections to ensure compliance with safety standards and identify necessary repairs or maintenance.
• Coordinate and supervise contractors, maintenance staff, and vendors to ensure timely property repairs and upkeep.
• Manage property budgets, track expenses, and prepare financial reports, ensuring adherence to financial goals and standards.
• Collect rent payments and follow up on late payments; manage delinquent accounts and handle eviction proceedings if necessary.
• Ensure tenant satisfaction by addressing complaints, concerns, and maintenance requests in a timely manner.
• Enforce lease terms and resolve conflicts or disputes between tenants.
UNSCHEDULED DUTIES AND RESPONSIBILITIES:
• Respond to emergency maintenance requests and other tenant needs outside of normal business hours.
• Address urgent property issues such as security concerns, safety hazards, or tenant complaints.
• Attend to any unexpected issues related to property violations, damage, or repairs.
• Provide assistance with budgeting and forecasting for property-related financial goals as needed.
PHYSICAL DEMANDS:
• Ability to walk the property, inspect buildings, and access various areas, including stairwells and rooftops.
• Ability to sit or stand for long periods while performing office-related tasks.
• Occasionally lift items up to [X] pounds, including office supplies and maintenance equipment.
• May require some physical labor related to the maintenance or emergency repairs.
