Candidate Profile  

As a facilities manager, you are responsible for overseeing the upkeep and functionality of the buildings owned or operated by The Global Orphan Project. You ensure that the buildings meet the needs of occupants by managing maintenance, repairs, cleaning, security, and overall building operations. You also ensure compliance with safety regulations and work to make the most efficient use of space. Additionally, you coordinate contracts with vendors and manage budgets related to facility maintenance.

FACILITIES MANAGER—Kansas City, MO LOCATION(S)

Qualifications

Your Responsibilities Include 

Maintenance and Repairs: 

  • Scheduling, performing, and/or overseeing routine maintenance tasks like HVAC systems, electrical systems, plumbing, and building exterior upkeep.  

  • Coordinating repairs with contractors for issues like equipment malfunctions, leaks, and structural damage.  

  • Managing or performing minor or major repairs of all buildings and equipment. 

  • Performing regular inspections to identify potential issues and ensure building functionality.  

  • Cleaning and Sanitation: 

  • Managing internal and outsourced cleaning staff and schedules to maintain cleanliness standards throughout the facilities.  

  • Overseeing waste disposal and recycling programs.  

Security and Safety: 

  • Implementing and monitoring security systems, including access control and surveillance.  

  • Managing access lists for the facilities, including provisioning fobs and parking tags.  

  • Ensuring compliance with safety regulations and emergency procedures. 

  • Conducting safety inspections and addressing potential hazards.  

  • Partnering with the Print Shop team on identifying and addressing OSHA risks and ensuring appropriate training is provided.  

  • Responds to emergency situations during and after hours for the purpose of resolving immediate safety concerns. 

Space Management: 

  • Planning and managing office space allocation to optimize utilization. 

  • Coordinating relocations and furniture adjustments as needed.  

Vendor Management: 

  • Negotiating contracts with maintenance vendors and contractors, including custodial, building systems, fire alarm, and snow removal. 

  • Monitoring vendor performance and addressing issues. 

Budgeting and Cost Control: 

  • Developing and managing the facility maintenance budget. 

  • Tracking expenses and identifying cost-saving opportunities. 

  • Requisition necessary supplies for the team.  

Compliance and Regulations: 

  • Ensuring adherence to local building codes, environmental regulations, and safety standards. 

Reporting and Communication: 

  • Providing regular updates on facility status and maintenance needs to Executive Leadership. 

  • Collaborating with other departments to address facility-related issues. 

Physical Requirements: 

  • Must be able to remain in stationary positions up to 50% of the time.  

  • Frequently moves boxes and equipment weighing up to 50 pounds across the office for various needs. 

  • Many times, per day, you will need to traverse a street and move between separate facilities that are located less than a block from each other. 

  • Many times, per day, you will ascend and descend flights of stairs to access other floors within the facility to carry out job responsibilities.  

  • Occasionally ascends/descends a ladder to service lights and sensors or access the roof.  

  • Routinely works in outdoor weather conditions.  

  • May be required to work weekends and nights or be on call for facility related issues.  

  • Operate small power tools, such as drills. 

Qualifications 

  • A high school diploma or GED is required.  

  • A valid driver’s license is preferred, with a clean driving record.   

Knowledge and Skills, You Bring to the Organization 

  • Technical Knowledge: Understanding of building systems, maintenance procedures, and relevant codes.  

  • Project Management: Ability to plan, execute, and monitor facility improvement projects. 

  • Budgeting and Financial Analysis: Managing facility expenses and optimizing costs.  

  • Problem-Solving: Identifying and resolving facility issues efficiently.  

  • Communication and Interpersonal Skills: Effective interaction with vendors, staff, and stakeholders.  

  • Leadership and Team Management: Leading and supervising maintenance staff. 

The total compensation range for this role is between $45,000-$50,000.00
